Pre-Warranty Expiration Inspection
New home purchases typically have Full Coverage insurance provided by the builders. The Pre-Warranty Expiration Inspection allows the property owner to have systems within the home, fully tested with functionality verified using the examination controls equivalent to a greater scope of home owner expertise. The Pre-Warranty Expiration Inspection is specifically designed for new construction home buyers to take advantage of prior to the Full Coverage Warranty expiration at 12 months. The Pre-Warranty Expiration Inspection is highly recommended prior to the 100% Builders Warranty expiration.
Annual Maintenance Inspections (Check-Up Inspections)
The systems of the home provide protection, peace, comfort and security for the family. The home system components do wear down. Annual Maintenance Inspections are just like annual medical check-ups or regular vehicle servicing which allow the Licensed Home Inspector to detect or monitor possible areas of a home before they become financial burdens or safety of life issues. Neglected increased moisture levels and abnormal water penetration can develop into structural problems if not caught early on. Hazardous HVAC and electrical systems, roof or windows leaking, abnormal water penetration in the foundation and plumbing flaws can be examples of usual discoveries. Early detection and yearly prevention are two solutions for protecting your home investment and your family.
System/Component Re-Inspections
Whole System or Component Specific Re-Inspections are usually performed after a defect or safety issue has been identified and the parties involved in the sale or purchase of the property have agreed to corrective actions. The Re-Inspection process is a limited scope verification only applicable to the specified systems involved and does not convey or intend to convey an extended warranty or a guarantee.
